De waarde van uw vastgoed is afhankelijk van verschillende factoren: type, afmetingen, ligging, ouderdom, staat van het goed,\u2026 Bij elke waardering wordt een vermelding van de venale waarde van het goed gemaakt evenals de waarde bij gedwongen verkoop. De Vlaamse Belastingdienst VLABEL die bevoegd is voor de inning van de erfbelasting, heeft het recht om tot 5 jaar na de aangifte een controleschatting uit te voeren. Bij de aangifte van een te lage waarde riskeert men een navordering en een belastingverhoging van 5% tot 20%. Indien een te hoge waarde werd aangegeven, krijgt men echter geen erfbelasting terug.<\/p><p>Om dit risico te beperken kan men beroep doen op een erkend schatter-expert die een uitgebreid schattingsverslag opstelt conform het VLABEL kwaliteit-charter. Deze schattingen zijn bindend voor de Vlaamse Belastingdienst.
